Currently it has a population of roughly 145,074 people and is considered the 8th biggest city in Los Angeles County. The city is separated from Bakersfield by the Tehachapi mountain range (to the north) and from the Los Angeles Basin by the San Gabriel Mountains (to the south.) Lancaster is located approximately seventy miles north from Los Angeles. It is the 9th fastest growing city within the United States, having gone from 37,000 in 1977 to its present population of 145,074.

With a yearly income of $61,298, the standard of living is high for nearly all families when compared to the national averages. The housing prices in the area are likewise lower than the state average at roughly $302,000. One interesting fact is that 70% or more of the population of Lancaster own their own houses.

The city of Lancaster puts a huge priority on local business and encourages growth by offering less red tape and low priced land as an incentive. Growth has rapidly increased over the years as distribution centers for businesses such as S, Michaels and Rite Aid have developed.

The Lancaster Redevelopment Agency is responsible for attracting various companies to the city. It has recently attracted various dining and retail businesses to Lancaster Town Center and Front Row Center. The Agency has designated five locations as business and industrial parks, which are Fox Field Industrial Corridor, Enterprise Business Park, North Lancaster Industrial park, North valley Industrial Center and Lancaster Business park.

One major objective for development within the city is to continue the downtown revitalization venture. There are some historic buildings and a lot of contemporary amenities currently in the downtown area consisting of a library and a performing arts center. The Lancaster Old Town Site (LOTS) is responsible for the renovation of business facades in the Old Town area.

During the year 2010, the BVLD was finished. The BVLD, which is located between sierra highway and 10th street west, is a revitalized stretch of Lancaster Boulevard which runs roughly a mile.
